The Grand Resort
A Journey into Hospitality Data
Optimising Revenue Leakage & Profitability in the Hospitality Sector
A data-driven investigation into revenue leakage, occupancy gaps, and platform ROI across 7 properties and 230,000 bookings.
THE SYSTEM
A nationwide footprint of 7 luxury and business properties across 4 major Indian cities.
Rooms as Data
230,765 booking records · 100 representative room nights
WHAT WE SAW FROM ABOVE
Not every booking becomes realized revenue.
Where is the revenue leaking?
To stop a leak, you first have to find it. We couldn't just look at overall occupancy.
We needed to break down the performance across cities and room categories to find exactly where our pricing strategy was failing to capture value.
"The data holds the map. We just need to read it."
KPI Benchmarks by City
| CATEGORY | RevPAR | ADR | OCCUPANCY | LEAKAGE |
|---|---|---|---|---|
| RT1 Standard | ₹367 | ₹638 | 62.6% | 18.06% |
| RT2 Elite | ₹329 | ₹572 | 61.7% | 33.03% |
| RT3 Premium | ₹793 | ₹1372 | 61.0% | 27.26% |
| RT4 Presidential Suite | ₹2393 | ₹4055 | 63.2% | 21.66% |
"Mumbai has the highest total capacity (especially RT2) and the highest ADR for RT3. However, it also shows the highest weekday revenue leakage — concentrated in Elite rooms."
The Investigation Paths

BOOKING & REVENUE
Weekday vs weekend patterns, monthly seasonality, city-wise revenue distribution
ROOM CATEGORY
RT1–RT4 performance, ADR vs RevPAR gaps, leakage by category
CAPACITY
Supply vs demand, city-wise utilisation, property-level inventory gaps
PLATFORM & OTA
Channel performance, booking volume vs revenue quality, rating analysis
PROPERTY LEVEL

The Evidence
All 9 dashboards from the final submission, recreated in a clean, accessible format.
Strategic Interventions
Rationale:
RT1 guests are highly price-sensitive. Small pricing tweaks lift occupancy. Bundling showed limited ROI for this segment.
Rationale:
RT2 ADR is moderate but leakage is 33% — the highest of any room category. Bundling raises realized revenue without price cuts, and ROI far exceeds discounting.
Rationale:
Premium rooms must preserve ADR at all costs. Bundling boosts perceived value and closes the leakage gap — 30% higher RevPAR vs baseline.
Rationale:
Never discount ultra-luxury rooms — it destroys positioning. Focus on elite experiences to drive profitability from a low-volume, high-margin segment.
